What Costs to Expect When Building a Custom Home on the Sunshine Coast

Many clients have come to us after exploring project builders and realising they want a far more personalised outcome. When people begin this journey, one of the first questions we are asked is “What does it actually cost?” The truth is that every home is different, but there are several factors that will shape your overall investment, which we’ll go over below.

Often, people are surprised to learn that when they take a plan to different builders, custom design or project builders, the pricing is often comparable. So for this reason, it’s important to start with finding the right builder for you, who has proof of delivering the type of home you want.

When forming the pricing for your new build, our role is to use our experience to guide you through all of your options and to provide you with honest and transparent pricing from the outset (no hidden costs or surprises here!).

The starting point.

For the custom-designed homes we deliver, most of our builds sit comfortably in the just-under-$1-million to $2 million-plus range. 

While these figures are an estimated starting point, the pricing is always shaped by design complexity, materials, site conditions, and the specification of your finishes. Our job is to walk you through all of it clearly and early, and with our fixed-price contract, you will have a full understanding of all the costs involved before construction even begins.

Site and Land Conditions

Our home, the Sunshine Coast, is a region of extraordinary diversity. Over the years, we have built coastal flats, acreages, steep hinterland blocks, and some of the most complex and challenging sites this region has to offer. Difficult terrain is something we know well and something we have built a genuine reputation for. 

Sloping blocks in particular are a speciality of ours. While the additional excavation, engineered foundations, and multi-level structural work do add to the build cost, in our hands, a challenging site becomes one of the home’s greatest assets. We take pride in designing homes that respond to the land: capturing views, harnessing natural light, and following the natural contours of the terrain.

This same thinking applies to our work across other properties, for example, when working on an acreage property in the hinterland, we are including longer driveways, additional earthworks and power connections. All of these elements may factor into the cost, but what our clients gain is something far more valuable. A spacious home, built around their lifestyle, with privacy, and a genuine connection to its surroundings. 

Design and Architecture

Fixed-Price Contracts & Timeframe Guarantee

Ask anyone who has built a home before, and the same concerns come up time and again. Will the final cost match what I was quoted? Will it be finished when they said it would be? These are questions no client should have to lose sleep over, and with us, they do not have to.

So let us be direct. Every home we build is priced on a fixed-price contract. That means the figure we agree on before construction begins is the figure you pay. No creeping costs. No variations sprang up during your mid-build. No uncomfortable conversations about money after you have already committed. Unless you choose to make changes yourself, in which case, we are happy to work with you.

When you are planning the bespoke home of your dreams, here is what we always walk our clients through:

  • Land and site preparation: Surveys, soil testing, and any earthworks required by your block.
  • Design and documentation: Architectural fees, engineering, certifications, and council approvals.
  • Base construction: The full structural build, including all trades.
  • Finishes and fittings: The selections that define the character and quality of your home.
  • Landscaping and external work: Pool, driveway, gardens, and fencing.
  • Contingency: Even with a fixed-price contract, we recommend keeping a 5 to 10 per cent contingency for any owner-initiated variations you decide to make along the way.
