If you are considering building on the Sunshine Coast and you have a difficult site – sloping site, acreage, sandy, etc. you really need a builder who knows what they are doing. There are many reasons why this is so important – listed below are the top three reasons why you should only build with an experienced builder:

Accurate Quote so the contract doesn’t blow out:
You need to receive an accurate quote for the difficult site so your building costs don’t escalate. If your quote is full of provision sums (PS) then your builder will sting you when they get to site and start the construction. Thorough due diligence by the builder must be done prior to going to contract to ensure that your home does not escalate in price after contract.
Best Building Solution can save you thousands:
If your builder has not worked on a difficult (sloping, acreage, sandy) site before then their knowledge will be limited and they will not be able to offer you the best construction method for your individual site. An experienced builder will be able to give you the best building solution for your site which can saving you thousands when you build. Nathan is able to discuss with you all the pro’s and con’s of retaining walls, slab on ground for a potion of your build, bearers and joists, block base construction, pole homes, etc. You need to get the right advice right from the beginning to ensure that your home is built correctly and efficiently.

3. Safe construction and site management:
Building on a difficult site is a lot more in-depth then building a home on a flat site. 4. Time is money:
You want to ensure that your builder does not cost you money in wasted time on site. Difficult sites can sometimes be hindered by rock, caving in sand, deep piers. What is a Preliminary Agreement with Green Earth Homes

Preliminary Agreement is an agreement between you, the client, and Green Earth Homes, as the builder, which enables Green Earth Homes to design your home through the custom design process.

During the Preliminary Agreement stages we guide you expertly through the exciting drafting process as you see your home take form and as it becomes a creative space perfect for you and your family.

As part of the preliminary process we also collate the full list of specifications for your home so you know exactly what you are receiving in your home with regards to the construction methods, fixtures and fittings, materials, etc. No stone is left unturned. Our team will assist you through making informed decisions that are right for you and your family and of course that fit with your budget.

At the end of the Preliminary stage we are able to present to you your designed home, your full specifications and a fixed price contract to build your home. You will know very clearly every element of your home.

The great element about a Preliminary Agreement is that any money that you pay towards your Preliminary Agreement is deducted from your building contract when you confirm your build with Green Earth Homes.

This Preliminary process generally takes about 3 months from confirming you wish to have a custom designed home to signing your building contract with our team.

The Custom Design Process

When you first consider a custom designed home, one of your first questions might be, ‘but how do I know what my home will look like?’ Our team at Green Earth Homes is highly experienced and by sitting down with you for your first consultation, the initial design meeting, we will address this and many other questions that you might have.

The custom design process is a wonderful experience that enables you to work extremely closely with the Green Earth Homes design team to creative a unique home that is site specific to your land, your micro environment on the Sunshine Coast and one that is perfect for you.

The design process takes approximately three months. It can less it just all depends on how quickly you wish to move through the steps of your design. From the time you engage our team, we will support and guide you every step of the way. Through a series of design meetings we create a picture of your home with the concept drawings and through the collection of images and materials that you have collected and present to us so we can get a very clear idea on what you are wanting to achieve in your home.

As we progress through the design of your home many questions will be asked on how you live, how you interact, where your furniture will be placed, how your artwork will be displayed, do you want night lights under your vanities, etc. Through this we are able to find out what is truly important to you in your home. A Dog’s Tail

A dog’s tail…. Designing a home is an act of love and our team take it seriously.

The Green Earth Homes’ team is very careful to ensure that we create homes that are perfect for your family and functional.

Take the little dog tails at our display home in Pelican Waters.

When designing this home we were thinking about how a kitchen is used and who uses it. After school, during a busy week, the kids school bags end up on the floor around the island bench or on the floor of their bedroom. You are always tripping over them and they always seem to get in the way.

To eliminate this clutter, we designed a ‘kids nook’ in the butler’s pantry where they could put their bags and make notes for the following day on the black board.

This is a great little idea that is fun for the kids and practical for you.
