But the place asks hard questions too. Salt air corrodes the wrong fixings and finishes within a few seasons, so material choices matter from the first drawing. Reactive clay soils and sloping hinterland blocks call for engineered slabs and considered retaining, not a standard pad. Coastal sites carry wind ratings and storm tide considerations, while hinterland and acreage blocks bring bushfire overlays, on-site wastewater, and access to weigh up. Summer brings heavy rain and humidity, so orientation, ventilation and shade are decisions, not afterthoughts. And termite management is simply part of building well in this part of the world.

Warm natural materials, used with restraint
Concrete, stone, and steel still have their place, but the dominant material direction is warmer. Burnished concrete floors paired with lime-washed walls. Textured plasters that absorb light rather than bounce it back.

If there’s one trend on the Sunshine Coast that isn’t going anywhere, it’s the move toward homes designed to work with their environment, not against it. Passive solar orientation. Cross-ventilation that uses the easterly breeze. Overhangs sized for the local sun angles. Glazing positioned to capture northern light without overheating the western flank.

Indoor-outdoor zones that work year-round
For years, alfresco areas were aspirational. In 2026, they’re functional. Covered, screened, equipped with full outdoor kitchens and proper drainage, designed to be used in February and August alike. Retractable glazing instead of sliding doors. Ceiling fans, fireplaces, and integrated lighting that lets the space carry through the evening.
